It is noticeable that, like Korean cities where new town and apartment developments are commonly found, large-scale high-rise apartments have recently emerged in New Urban Areas of Hanoi, Vietnam. Nonetheless Hanoi still exhibits a variety of housing types including single-family attached housing and social housing: The former is a kind of self-help housing constructed by individual households and the latter is multi-family housing (apartments) originally introduced under the Socialist regime. Based mostly on literature review, this paper investigates how different housing types have evolved throughout the period of Socialism and Reform and Opening (doi moi) and what characteristics the newly developed high-rise apartments have, as compared to those existing housing types. Firstly, it is found that both high-rise apartments and socialist housing are resulted from Soviet-type centralized planning system and masterplan approach, but the two housing types intend to meet different housing demand of political and economic power groups respectively. Secondly, since high-rise apartments are not affordable, they fail to become a popular housing type, compared with the attached housing. Consequently those two housing types rather represent the phenomenon of ‘housing divide’.
